Wisconsin Farmland Sells for More Than $23,000 per Acre

52.02 acres in Grant County, Wisconsin

Date: July 30, 2025

Price: $23,100 per acre

National Commodity Crop Productivity Index (NCCPI): 84.7

At an auction, two high-quality tracts brought strong results. Tract 1 was 52.02 acres and sold for $23,100 per acre. Tract 2, which was 33.65 acres and had an NCCPI of 84.4, closed at $20,900 per acre. Both farms feature productive Fayette-based soils, excellent access, and efficient layouts, with Tract 1 being nearly 100% tillable, and Tract 2 offering a versatile mix of cropland and pasture. Each tract is leased for the 2025 crop year, with full possession available in 2026, providing immediate income for the buyer while offering long-term flexibility. The combination of strong soils, desirable location (near U.S. Highway 151 and Dubuque, Iowa), and competitive bidding from local operators and regional investors demonstrates the demand for high-quality farmland in southwestern Wisconsin.

207.57 acres in Pike County, Illinois

Date: Aug. 5, 2025

Price: $17,000

The Godwin Farm sold at public auction through Curless Auction as three tracts. This highly productive Mississippi River bottom farmland, held by the Godwin family for four generations, featured excellent soils, with productivity indexes ranging from 128–130, and strong drainage protection through the Sny Island Levee system. Offered in a buyer’s-choice format, with no buyer premium, the sale drew competitive bidding for each tract.

74.65 acres in Wells County, Indiana

Date: July 22, 2025

Price: $15,405 per acre

Weighted Average Productivity Index (WAPI): 132.9

Halderman Real Estate Services sold 74.65 acres of productive tillable farmland in northeast Indiana for nearly $1,150,000. The farm offered 74.4 tillable acres, with Pewamo, Blount/Del Rey, and Glynwood soils. Nearly level topography, excellent access, and a strong rental stream made this tract highly attractive, drawing competitive bidding that reflects ongoing demand for high-quality Indiana farmland.
