Ohio Farmland Sells for More Than $19,000 an Acre

Take look at these three farmland transactions that transpired in January and February 2025.

173.69 acres in Madison County, Ohio

Date: March 25, 2025

Price: $19,200 per acre

Farmland in central Ohio sold for $19,200 per acre, totaling $3,334,848 for the 173.69-acre tract. The farm featured 159.19 tillable acres of highly productive Kokomo and Crosby soils, ideal for high-yield grain production. With substantial frontage along Lafayette Plain City Road and I-70, the property also offered strong development potential. The strong per-acre price reflects the continued demand for premium farmland in Madison County, with excellent soil productivity, strategic location, and development potential.

41.58 acres in Shelby County, Illinois

Date: March 5, 2025

Price: $18,500 per acre

Productivity Index (PI): 141.8

Farmland in south-central Illinois sold for $18,500 per acre, totaling $769,230 for the 41.58-acre tract. The farm featured 40.99 FSA cropland acres, with a PI well above the county average, making it highly desirable for row crop production. The land was nearly all tillable, well drained, and offered excellent access. With no lease for the 2025 crop year, full possession was granted at closing, providing immediate operational flexibility to the new owner. The strong per-acre price reflects the continued demand for premium farmland in Shelby County, with outstanding soil productivity, efficient layout, and turnkey farming potential.

160 acres in Dickinson County, Iowa (North Farm)

Date: April 2, 2025

Price: $16,700 per acre

Corn Suitability Rating Index (CSR2): 90.9

Two tracts of northwest Iowa farmland sold for $16,700 per acre. The North Farm was 160 acres, with 152.9 FSA cropland acres and a CSR2 rating of 90.9, featuring gently rolling, highly productive soils. The South Farm, an 80-acre parcel with 77 FSA cropland acres and a CSR2 of 89.7, offered nearly level, all-tillable land. Both farms were located in Westport Township and were sold at public auction for a total of $4,008,000. The buyer received 100% of the cash rent for the 2025 crop season, with possession granted at closing, subject to the existing lease. The strong per-acre price reflects the continued demand for high-quality, well-maintained farmland in northwest Iowa with excellent soil ratings and favorable topography.
