Nearly 3,000 Acres of Iowa Farmland to Sell at Auction in April

According to data compiled by the Successful Farming team, more than 2,900 acres of Iowa farmland are set to be auctioned in April 2025. Listings range from a sale featuring 107 acres to an eight tract estate auction spanning more than 500 acres.

Greene County

Peoples Co.


The largest Iowa farmland auction of the month is set to take place in Greene County where eight tracts of land totaling 534 acres will be available for sale in-person or online on April 3. The public auction will be held at the Churdan Community Room.

Tracts 1-7 will be offered on a price-per-acre basis using the “Buyer’s Choice” Auction Method, where the high bidder can take, in any order, any or all tracts for their high bid. Tract 8 will be offered on a ‘Whole Dollar Basis’ after tracts 1-7 have sold.

Peoples Co. will handle the sale on behalf of the Coleen M. Janssen Estate. Matt Adams, land agent for the company, notes the farmland has been in the same family for multiple generations.

The first seven tracts of farmland range in size from 23.8 acres to 139.70 acres. CSR2 soil ratings range from 68.2 to 87.5. Portions of Tracts 5, 6, and 7 are currently enrolled in CRP. “There’s so much variety of property in this sale,” said Adams.

The farmland is leased for the 2025 growing season under a crop-share lease. The buyer will receive a rent credit per current tillable acre at closing. CRP income will be prorated to the date of closing by the Greene County FSA office.

Tract 8 consists of 3 acres, a single-family home, and outbuildings.

Osceola County

Peoples Co.


More than 400 acres of Osceola County farmland are headed to the auction block on April 10. Bidders can participate in person or online. The public auction will be held at the Sibley American Legion.

Tracts 1-6 will be offered on a price-per-acre basis using the “Buyer’s Choice” Auction Method, where the high bidder can take, in any order, any or all tracts for their high bid.

Peoples Co. will handle the sale on behalf of the Gordon and Joan Jettie Trust.

Tracts 1-4 are a contiguous, half section with 317.95 gross acres. CSR2 ratings range from 89.3 to 90.7 acres.

“It’s hard to find a high quality half section,” said Andrew Zellmer of Peoples Co. While this is expected to be attractive to large buyers, Zellmer explained it was divided into 80 acre tracts “and gives everybody a chance to participate.”

Tracts 5 and 6 are a contiguous parcel. Zellmer notes the tracts “lay nice in a strong area.” The tracts have CSR2 ratings of 99.2 and 96.7, respectively.

The farms are leased for the 2025 season on a crop share basis. The buyer will receive a $300 per cropland acre credit at closing for consideration of the 2025 lease.

Other Iowa Farmland Sales

At least a dozen more farmland auctions are expected to be held across the state in April.

Method of sale ranges from in person and online to sealed bids.

Several tracts feature hunting and recreational opportunities.
