More Than 2,600 Acres of Iowa Farmland Will Sell at Auction in Aug. 2025

According to data compiled by the Successful Farming team, more than 2,600 acres of Iowa farmland are set to be auctioned in August 2025. Listings range from a single tract of 73 acres up to more than 600 acres divided into nine tracts. Here’s a closer look at the farmland expected to change hands across 14 Iowa counties.

Hamilton County

Nine Hamilton County tracts totaling 614.85 acres will be sold in an online only auction on Aug. 28, 2025. Bidding is open now. All bids will be on a price-per-acre basis. Potential bidders are encouraged to register online at least 24 hours before the auction is scheduled to close.

Peoples Co. will handle the sale on behalf of the Reveiz family. 

Land Agent John Reburn of Peoples Co. said, “With the variety of tracts, there’s a lot of different potential buyers between farmers that want to add more acres to their operation, hunters that want a nice hunting piece, or people that would like to have a smaller piece to build their dream home.” He added, he expects the auction to end with quite a few different buyers.

Reburn anticipates tracts 2, 8, and 9, in particular, will draw interest from farmers. The farmland has been rented out in recent years. There is tenant interest in rental arrangements under new ownership.

Tract 2 is a 44.8 acre parcel that includes just over 35 acres of cropland. The tract has a CSR2 rating of 82. Reburn noted, “I could see that being a good beginning farmer purchase.”

Tract 8 is half timber, but includes about 48 tillable acres and boasts a CSR2 of 81. The secluded timber acres border the Boone River. Reburn notes the proximity of many of these tracts to the river makes them unique and more variable compared with much of the flat, black land found elsewhere in Hamilton County.

Peoples Co.


Tract 9 is a 135.23 acre property with more than 100 cropland acres. The CSR2 is 73.

Reburn described the local land market as strong with a lot of larger operators and sizable family holdings. “We sold some land in the same area, same family last year. The recreational values were kind of surprising. The tillable kind of fell right in line where we were thinking,” he said.

Looking ahead, Reburn added, “I expect a lot of bidding with strong prices on each tract.”

According to the Iowa Land Value tool published by the Iowa State University Center for Agricultural and Rural Development, the average per acre land value in Hamilton County is $13,530. The county ranks 11th of the state’s 99 counties most valuable land.

Butler County

Four Butler County tracts totaling 421.13 acres will sell Aug. 27, 2025 in an online only auction. Bidding is open now.

High Point Land Company will handle the sale on behalf of the Duane Bauman and Georgette Bauman Trusts. Agent Nick Hopp said the family has rented out the farmland while they’ve owned it. “It’s been a local operator in place that has taken really good care of the farms throughout the family’s ownership.”

Hopp explained, “Butler County has some really strong and productive soil types. It’s a very hard place to grow an operation so when an opportunity presents itself to add acres, it’s competitive.” He added, “I’m very certain that there would be a number of operators that would like the opportunity [to lease the farmland]. Not only the one that’s currently leasing it, but neighboring operators as well.”

Tract 1 is the largest of the auction spanning more than 231 acres. With 209 of those acres cropland acres, “this expansive tract is a farmers dream,” boasts the listing. “With long, straight rows and excellent access, it offers a rare opportunity to own one large, contiguous field, ideal for maximizing operation efficiency.”

Of the 231 acres, 93 are enrolled in CRP through 2032 and generate an annual income of $25,286. When a purchase agreement is signed the buyer can decide to either succeed the current CRP contract, or request the sellers cancel the contract, allowing those acres to return to row crop production. The currently farmed acres have a CSR2 of 82.9. The CRP average CSR2 is 66. The field is terraced. 

High Point Land Company


Tract 2 is just over 70 acres and has a CSR2 of 85.3. This property has been traditionally “farmed in conjunction with an adjacent parcel to the north owned by a family member,” the listing explained. The buyer could operate “this tract independently or, potentially, as part of a larger farm if an arrangement to rent the neighboring acres can be continued.” While not guaranteed, the listing noted this unique situation.

Tract 3 is the smallest tract at 39 acres and has the highest CSR2 of the offering at 89.5. This property currently has a few terraces.

Tract 4 is a 78.49 tract with over 75 cropland acres. This property has a 85.5 CSR2. A waterway runs through the tract.

Looking ahead, Hopp reiterated his expectation of a competitive auction drawing farmers and investors alike. “From an investor perspective, you’d be able to buy 420 acres that could very easily be farmed by one operator. That doesn’t happen very often, especially in one swing,” he said. “The same thing goes from an operator’s perspective. This many acres of this quality could very well be a once in a lifetime opportunity to put this together.”

The Iowa Land Value tool shows $12,032 is the average Butler County land value. The county’s land values rank 44th out of the state’s 99 counties.

Other Farmland Sales

At least a dozen additional farmland auctions are expected to be held across the state in August. Method of sale ranges from in person and online to sealed bids.

Among the August sales are more farms with CRP income, a property in Dickenson County with wind turbine income, and an Iowa County tract that includes four outbuildings.

Iowa Farmland Values

The Land Values 2024 Summary published by USDA’s National Agricultural Statistics Service in early August 2025 said the average value per acre of Iowa cropland is $10,300. That’s up 5.1% from 2024.

The same report showed the average value per acre of Iowa pasture in 2025 is $3,650. That’s up 4.3% from the year prior.
