Four miles northeast of Keota, Iowa, 77.5 acres sold via public auction. This highly productive southeast Iowa farm was nearly 100% tillable. The primary soil types were Mahaska, Nira, and Taintor silty clay loams. The sale price of $19,200 per acre reflected this farm’s productivity.

114.55 acres in Lyon County, Iowa

Date: Sept. 6, 2024

Price: $17,600 per acre

Corn Suitability Rating Index (CSR2): 94.2

A total of 114.55 acres located near Rock Rapids, Iowa, sold at auction. This high-quality northwest Iowa farm was 95% tillable. The main soil types consisted of Galva, Sac, and Primghar series soils. The farm sold for $17,600 per acre for a total of $2,016,080.

111.23 acres in Clinton County, Iowa

Date: Sept. 18, 2024

Price: $2 million

A total of 111.23 acres located 2 miles southeast of Delmar, in eastern Iowa, sold as three diverse tracts via public auction. Tract 1 was 98% tillable and held a CSR2 value of 93.2. Tract 2 held recently expired CRP acres. Tract 3 consisted of a 1,680-square-foot country home. The auction concluded with a final sale price of $2,040,167.

76.59 acres in Dubuque County, Iowa

Price: $17,500 per acre

CSR2: 54.4

A total of 76.59 surveyed acres, between Cascade and Worthington in northeast Iowa, sold via public auction. The Farm Service Agency indicated 70.51 acres were tillable. The property sold for $17,500 per acre or an impressive $349 per CSR2 point.

79.85 acres in Warren and Madison counties, Iowa

Date: Sept. 18, 2024

Price: $15,300 per acre

Two tracts located less than a mile off of Interstate 35, with a convenient 20-minute drive from Des Moines, sold via public auction. One was 39.85 acres in Warren County, and the other was 40 acres in Madison County. Both tracts sold for $15,300 per acre, bringing a total sale price of $1,221,705.

151 acres in Howard County, Iowa

Date: Sept. 26, 2024

Price: $11,110 per acre

CSR2: 64.2

Located 2 miles north of Cresco, in northeast Iowa, 151 acres sold at public auction. This farm consisted 

of 132.80 effective cropland acres. Despite having over 18 non-productive acres and a below-county-average CSR2, the farm sold for $11,110 per acre, or $197 per CSR2/point.

248.46 acres in Nicollet County, Minnesota

Date: Nov. 13, 2024

Price: $15,867 per acre (average)

Crop Productivity Index (CPI): 90+

A total of 248.46 acres of cropland were sold via live public auction with a sealed bid process. The land was sold as three tracts, each highly tillable, with documented drainage tile maps. On auction day, the farm sold for $3.94 million.
