According to data compiled by the Successful Farming team, more than 5,400 acres of Kansas farmland are set to be auctioned in March 2025. Listings range from single tracts of 35 acres to two multi-parcel auctions of over 1,100 acres. Here’s a closer look at the farmland expected to change hands across 15 Kansas counties.

Barber County

The largest Kansas farmland auction of the month is set to take place in Barber County. Nine tracts of land totaling 1,212 acres will be available for sale in-person on March 13, 2025. The tracts are able to be purchased separately or in any combination of the buyer’s choice.

Hall and Hall Auctions will handle the sale on behalf of Steve Miller.

Several of the tracts available for purchase include income-producing minerals. Scott Shuman, the auctioneer managing the sale with Hall and Hall Auctions, said “some of the tracts have current producing oil and gas wells.”

Three of the tracts have netted anywhere from $120 to $145,000 in oil and gas proceeds over the last five years. Shuman said that the surface is being sold separately from the oil and gas, but mentioned that “a person could combine tracts and get the surface as well as the minerals under the surface.”

Shuman also said that the tracts offer 815.14 acres of cropland and 397.36 acres of grassland.

In addition to offering productive cropland, Shuman said “the hunting in that area is somewhat unique. Hunters know it as Unit 16, which is where many trophy animals have been harvested.”

Tracts range in size from 84 acres to 479 acres. There is currently winter wheat on several tracts that delays possession until the tenant harvests the growing wheat crop.

Rice County

Ten Rice County tracts totaling 1,174.2 acres will be available for purchase in a live auction on March 4, 2025. Online bidding is also available and begins on Feb. 25, 2025.

Farmers National Company will handle the auction on behalf of Estelle Reed Trust.

The 10 tracts offer over 1,112 acres of cropland, with several tracts that are 100% tillable with an average of 89% class 2 soils and a National Commodity Crop Productivity Index (NCCPI) average of 64.7.

Chris Ostmeyer, a listing agent for National Farmers Company, said crops grown on the land typically include wheat, soybeans, milo, and corn. “The farm has had a mixture of these crops over the past years,” Ostmeyer said.

Four of the tracts currently have wheat planted, and buyers of those tracts will receive the seller’s one-third interest in the 2025 wheat crop. As such, the buyer will be responsible for the seller’s one-third share of expenses for the crop, according to the listing. The buyer will also be responsible for reimbursement of expenses already incurred by the 2025 wheat crop at closing. The seller will complete the transfer of crop insurance coverage on the 2025 wheat crop to the buyer, and the buyer will be responsible for the crop insurance premium on the wheat crop at closing.

Ostmeyer said that there has been interest from local and non-local investors, as well as “good interest from farmers” for these land tracts.

Tracts range in size from 73.3 acres to 235.3 acres. Two tracts offer high percentages of cropland acres with grass acres for pasture and hay production or additional cropland.

Barton County

Three tracts of farmland adding up to 932 acres will be available for auction on March 6, 2025 in Barton County. Buyers will have the option to bid in person or by phone.

Red Cedar Land Co. will handle the auction on behalf of Bernard Rabensiefner Rev. Trust, Diane M. Zink Rev. Trust, Elaine L. Seeman Trust, and Darlene K. Hoffacker.

A winter wheat crop is currently planted on the land, and the sellers will retain the crop. Despite this, possession of the farmland will be at closing with a $70/acre burn down reimbursement. The land also comes with producing minerals and mineral rights.

Tracts range in size from 309 acres to 313 acres.

Other Farmland Sales

At least an additional 15 farmland auctions are expected to be held across the state in March. Method of sale ranges from in-person and online to private auctions.

Several tracts will be sold with mineral rights. There are also several multi-parcel tracts that are available to be purchased separately or as one large tract.

Each of these auctions is spread across the state, featuring a variety of cropland, grassland, and acres for hunting.
