According to data compiled by the Successful Farming team, more than 5,700 acres of Iowa farmland are set to be auctioned in Oct. 2025. Listings range from single tracts of less than 40 acres to a multi-parcel auction that includes 323 acres. Here’s a closer look at the farmland expected to change hands across 24 Iowa counties.
Wayne County
Wayne County has three separate listings, the largest of which is just under 320 acres.
The Leslie D. Tuttle Revocable Trust is represented by Peoples Company.
“This Tuttle Family Farm dates back to 1948, so this kind of opportunity to purchase good Wayne County farmland is rare. It has not been available to the public in over 77 years,” said Mike Nelson, listing agent for Peoples Company.
The acreage is available via four tracts, which will be available at a live public auction. The four tracts will be offered individually, and not in their entirety at the conclusion of the auction.
“These four tracts have something for everyone, with good pastureland, farmland, recreation or the opportunity to build a home with beautiful views. The farm is subdivided to be accessible to smaller, medium and large-acreage buyers,” Nelson explained.
The tracts range in size from 9.80 surveyed acres to 134.80 surveyed acres. The current farm lease has been terminated, and farming rights will be available beginning March 1, 2026.
Lyon County
Three tracts are available within this 227.54 acre listing. The tracts range are all between 71 acres and 78 acres. Zomer Company is handling this sale.
The predominant soil types in Tract 1 include 410, B2-Moody, 910B-Trent, 31-Afton. The average CSR2 is 72.3. The average CSR1 is 66.7. Tract 2’s predominant soil types include 410B, B2-Moody, 430-Ackmore. The average CSR2 is 67.3 and the average CSR1 is 63.4. Tract 3 is predominantly 410B, B2, C2-Moody, 430-Ackmore, T410, B-Moody soil types. The average CSR2 is 70 and the average CSR1 is 64.1.
Other Farmland Sales
Forty farmland auctions are expected to be held across the state in October.
Method of sale ranges from in person and online to sealed bids.
Several were listed specifically as ideal for development.
Several tracts will be sold with agricultural infrastructure such as grain bins or hoop building, or building sites available, which may impact the final selling price.
