A total of 436.66 acres of farmland sold for $18,895 per acre on average, with a total sale price of $8,250,789. The land consisted of 428.66 cropland acres across six tracts, all featuring high-quality, highly productive soils such as Primghar, Everly, and Galva. Tracts 1–4, totaling 317.95 acres, sold for $17,400 per acre, while tracts 5 and 6, comprising 118.71 acres of exceptional soil quality with CSR2 ratings up to 99.2, brought $22,900 per acre. The auction was conducted using the “Buyer’s Choice” method, allowing competitive bidding on each tract. Buyers received a $300-per-acre credit at closing for the 2025 crop lease, reflecting immediate income potential. The final sale results underscore the strong demand for premier farmland in Osceola County, with top-tier soil ratings and a competitive auction environment.

104.65 acres in Miami County, Ohio

Price: $17,200

A total of 104.65 acres of farmland sold for $17,200 per acre, with the winning bidder purchasing both contiguous tracts for a combined total of approximately $1.8 million. Tract 1 was 41.76 acres, and Tract 2 was 62.89 acres, both consisting of nearly all tillable farmland with significant drainage tile systems in place. The land featured quality soil types and excellent access, with Tract 1 offering approximately 680 feet of frontage along state Route 55. The auction was conducted online by Dye Real Estate and Land Co. The strong per-acre price reflects the continued demand for productive, well-drained farmland in western Ohio, with favorable topography and efficient field layouts.

281.78 acres in Grundy and Livingston counties, Illinois

Price: $14,950 per-acre average

This farmland sold for a total of $4,212,564. Tract 1, comprising 120 acres with 117.47 NHEL cropland acres and a PI of 126.1, sold for $17,100 per acre. Notably, this tract included two wind turbines and a MET tower, generating an estimated $44,260 in income for 2024, and featured extensive drain tile installation. Tract 2, also 120 acres, with 118.03 NHEL cropland acres and a PI of 126, sold for $13,200 per acre. Tract 3, encompassing 41.78 acres with 39.59 NHEL cropland acres and a PI of 129.9, achieved a sale price of $13,800 per acre. The auction was conducted virtually, with immediate possession granted at closing, and an open lease for the 2025 crop year. The final sale prices reflect the strong demand for high-quality, income-producing farmland in Grundy and Livingston counties, with excellent soil ratings, additional income opportunities, and favorable topography.
