According to data compiled by the Successful Farming team, more than 735 acres of Iowa farmland are slated for auction in July 2025. Listings vary in size, from individual tracts under 25.5 acres, to parcels as large as 204 acres.

While recent farmland sales have remained relatively strong, the broader market is showing signs of tightening, according to Luke Nissen, an accredited land consultant and Iowa land specialist with United Country Hawkeye Farm Management & Real Estate.

“The market is interesting right now,” said Nissen, who grew up on a family farm in western Iowa’s Audubon County and remains involved in the operation. “With input costs, commodity prices, and the overall economy, things are a little tight.”

He noted that land values have seen a general decline of 5–10% across the state over the past year. That follows a period of rapid appreciation, when low interest rates drove strong buyer demand.

“People were eager to spend money with cheaper interest,” he said. “Now, rates are up, but inventory is tight. There’s not a lot moving right now, so when something does come up for sale, there’s still competition — especially among buyers who are in a good position.”

Here’s a closer look at the farmland expected to be auctioned off.

Grundy County

This 204.5-acre sealed bid farmland sale has a deadline of July 9. The acres are for sale as two tracts. Tract one consists of 49.5 acres and boasts a CSR2 rating of 93.6. Tract two consists of 155 acres, with the tillable acres having a 90.2 CSR2.

Iowa Land Company is handling the sale on behalf of owner Charles L. Ware Trust.

Marshall County

This hybrid auction for this 160-acre tract is scheduled for July 15. Online bidding closes at the end of the live event.

The farm features drainage tile outlets that exit the property to the west, east, and south. Consumers Energy three-phase electric service is available. The tract features 154.68 taxable acres, with the 152.66 acres of FSA effective cropland accounting for 98.7% of the taxable acres.

Farmers National Company is representing the seller in the sale.

Marion County

Oral bidding for these 25.5 acres is scheduled for July 22, and written bids can be submitted until 4 p.m. on July 18.

The property includes a five-bedroom home, with 2,601 square feet of living space; mature trees; Conservation Reserve Program income; livestock facilities with automatic water; pipe fencing; grain bins; and a machine shed. There’s also a pond, timber, and areas for recreation.

The sale is being handled by Farmers National Company.

Greene County

This 153.75-acre farm is to sell in one tract at live public auction, with online bidding available July 17. With an 87.2 CSR2 average on 147.95 production acres, this tract has excellent predominant soil types, tile line improvements, and desirable land in a very strong agricultural neighborhood, Nissen shared.

This listing reflects deeply rooted ownership. Nissen says it’s a matter of timing and family decisions when these types of properties hit the market.

“This property has been in the same family name since 1914,” he said.

United Country Hawkeye Farm Management & Real Estate is handling the auction on behalf of the family.

Dallas County

This 40-acre tract is available for purchase for the first time in nearly a century. It is being sold as a single tract at live public auction on, July 24, with online bidding available. Clarion, Webster, and Canisteo are the three predominant soils, and it has an 85.9 CSR2 average.
